Assessments are based on maintenance costs for common and our Phase 1 roads, capital projects if any, and recurring scheduled maintenance plus admin costs. They will be calculated and assessed per acre owned per each lot by project and the street address and lot. Statements for 2025 & 2026 were issued by a prior accountant that were not always in accordance with our CC&Rs. There was confusion some created where owners with more than one lot  received a combined assessment in one statement while others received a separate staement for each lot.  As a result the cost per acre was skewed and some may not have been properly for each lot.  2027 assessments will be calculated using new accounting procedures which should eliminate confusion.
